From the building application to moving in: how a new-build project runs

The six stages of every Swiss building project — and where your time advantage lies.

1. The building application

Every building project has to be filed with the commune and published officially — in the official gazette, on the communal portal or in the local paper. From that moment the project is public: description, parcel, building owner. That is exactly where we come in.

2. The objection period

After publication a period of usually 20 to 30 days runs, during which neighbours can object. If it passes without objections, little usually stands in the way of approval.

3. The approval

Depending on the canton and the size of the project it takes a few weeks to several months from the application. Longer where there are objections.

4. Construction start

The profiles go up before or with the construction start. Larger projects often only begin once part of the apartments are reserved — which is why quiet marketing frequently starts by then.

5. Marketing

Official listings often appear only 6 to 18 months after the building application. Whoever waited until then competes with everyone else — the best locations and layouts are frequently gone by that point.

6. Moving in

From the building application to moving in, an apartment building typically takes 2 to 3 years. That sounds long — but it is exactly the time you gain for financing and for deciding, if you are early.

How long does it take from the building application to the start of construction?
After publication the objection period runs, usually 20 to 30 days. Without objections the building permit follows after a few weeks to months depending on the canton, and construction often starts about six months after publication.
Where are building applications published in Switzerland?

Can I register interest in an apartment during the objection period?
Yes. The building owner is named in the publication, by name when it is a company. Whoever gets in touch before sales start is on the list of interested parties before the listing appears.
